- Median sold price reached $488,500 for the quarter
- Total sales volume topped $978.6 million — nearly a billion dollars in real estate activity
- Homes averaged just 43 days on market, meaning well-priced homes are moving quickly
- 2,634 new listings came to market, giving buyers more options as the quarter progressed
Those numbers aren’t just statistics — they represent families finding their first home, empty-nesters finally making that move to the waterfront, and investors recognizing that the Eastern Shore of Maryland is a market worth watching.
A Market That Gained Momentum Every Single Month
One of the most encouraging signs from Q1 is that the market didn’t just perform well — it got stronger as the weeks went on.
January 2026: A Solid Start
January opened with 488 homes sold and a median price of $478,875. With 693 new listings entering the market and a months supply of inventory (MSI) of just 2.1, buyers were competing for limited options from day one.
February 2026: Steady Climb
February brought 538 closings and a median sold price of $485,000. Even with fewer new listings (670), 363 homes went under contract — a sign that motivated buyers weren’t waiting for warmer weather.
March 2026: Spring Arrives Early
March was the standout month. 648 homes sold, 1,271 new listings hit the market, and the median sold price climbed to $497,450 — just a hair below the $500,000 milestone. If you’re a seller on Kent Island or anywhere in Queen Anne’s County, that’s exciting news.

Homes are selling in about six weeks, prices are appreciating, and as of April 2026, there are 1,829 active listings with $1.23 billion in current list volume.
